- A written report, not a verbal summary
- Whether the inspection includes going into the attic
- An estimated number of years left in the covering
- Photographs of anything they flag
- Whether the fee comes off the job if you proceed
Twice a year is the standard advice, and almost nobody does it. Once after the worst weather of the year is a reasonable compromise.
Either way, ask for photographs. A report with pictures of your actual roof is worth ten times one with a tick-box condition rating.
A thorough look covers the covering, the flashings, the penetrations, the gutters, the ventilation and the attic side of the deck. If nobody went into the attic, half the inspection did not happen.

The second problem is the autumn offshore winds, which find anything already loose. These winds are not constant, which is the problem. A roof gets nine quiet months and then one night at fifty miles an hour, and whatever was marginal goes.
